Well, it really does depend, on the nature of the loan and the nature of closing costs. Some of the commonly deductible closing costs include pre-paid interest, insurance costs, property taxes to state government, etc. Anything that is paid to the government (in the form of taxes and fees), insurance companies (in the form of premium) and cost of the loans (such as interest and service charges), are termed as deductible closing costs. It means that when you file for your income tax return, these amounts will be deducted from your taxable income. It must be noted that closing costs, such as commissions and brokerage are not deductible from the taxable income. As you can see, In most of the cases, these cost are deductible from the taxable income as they are a part of itemized deductions on 1040 Sch A. you may be able to take the first-time homebuyer credit if you were an eligible buyer who purchased a home as your primary residence in 2008, 2009 or 2010. Eligibility varies depending upon the year of your purchase. Aslong as you meet  the required deadlines, you are to be eligible to claim the credit; for instance, if you must have bought — or entered into a binding contract to buy — a principal residence on or before April 30, 2010. And also if you entered into a binding contract by April 30, 2010, you must have closed (gone to settlement) on the home on or before Sept. 30, 2010 (legislation passed in July 2010 extended the June 30 deadline previously in effect).

If you are single, rent your home, don't have many deductions and don't have any special tax circumstances, the decision is easy. As long as your income ,I guess your AGI,is under $57,000 you can go to www.irs.gov and link to one of the truly free sites. Free for federal returns, that is. You can file your state return on paper forms or some states have free-file at their state websites.Needless to say, if you are not sure if you can do a tax return yourself then you probably should not be doing one at all... you do not want the IRS to be after you for anything. Then please go and get some professional help from your tax practitioner in your local area.

"---->I guess it depends on the situation; for instance, you, when buying your home, can deduct points(i.e., loan points), prorated mort. interest expenses between you and seller, prorated r/e taxes between you and the seller, prepatment penalties(if applicable), mort insurance,i.e, PMI( if applicable), however, fire insurance premiums, utility charges, or any other fees that are connected with occupying the home are fees that can't be deducted.You can also deduct amounts you agreed to pay for the seller when you purchased the home. These include back taxes and interest, sales commissions and any other fees paid for closing.When you sell your home, u can also deduct selling expenses, i.e., title insurance, survey fees, transfer taxes and recording and legal fees. Settlement fees and closing costs are comprised of commissions and fees to the mortgage broker, and are deductible selling expenses.
As you can see, to deduct expenses of owning a home, you must file Form 1040 and itemize your deductions on Schedule A (Form 1040). If you itemize, you cannot take the standard deduction.
